House Painters in London, Ontario, Neighbourhood by Neighbourhood

Based in Dorchester, a short drive east of the city. Interior, exterior and deck work in London neighbourhoods from Old North to Lambeth.

London is not one housing market, it is a dozen. A plaster-walled century home in Old North needs a different kind of day from a 1980s side-split in Westmount or a two-storey front hall north of Sunningdale. We have worked in most corners of the city, and this page is the plain version of where and what.

Mill Pond Painters is based in Dorchester, a short drive east of London on Hamilton Road. We are rated 5.0 on Google, carry liability insurance and WSIB coverage, and back every job with a 2-year workmanship warranty.

London Neighbourhoods Where We Have Painted

Some of the London streets and areas where we have worked, by part of the city:

  • Old North and Woodfield: Colborne Street (a basement bathroom and hallway with panelling and shiplap) and Central Avenue (a two-floor stairwell with the walls, ceiling, trim and doors in white and the railing and spindles in black).
  • Westmount: Tamarack Crescent (three rooms, the entryway and the staircase, with ceiling and wall repairs and the wainscoting repainted).
  • White Oaks and Westminster, south of Southdale Road: Renny Crescent (a four-year-old pressure-treated deck cleaned, sanded and stained) and Bexhill Close (interior rooms and the upstairs hallway).
  • Hamilton Road, east of Adelaide: Rosewood Avenue (a deck and front porch stripped, sanded and refinished) and a condo on Hamilton Road (the whole interior).
  • East London: Bonaventure Drive (a full interior repaint plus deck board and stair repairs before a sale) and Carlyle Drive (the whole interior of a new house before move-in).
  • North London, off Sunningdale Road: Skyline Avenue (a front hall with a very high ceiling, plus the garage doors and front door in exterior-grade paint).
  • Lambeth: Colonel Talbot Road (an exterior repaint, and stain work on a return visit).
  • Commissioners Road: the ceilings throughout a rental.
  • West London: the full regulation line set on an outdoor basketball court at a school on Oxford Street West. Not a house, but it shows what careful layout and masking look like.

If your street is near one of those, there is a fair chance we have been inside a house like yours already.

What London Houses Ask For

The work changes with the age of the street.

Century and prewar homes. Old North, Woodfield, Old East Village and Wortley Village share the same bones: plaster walls, wood trim under many coats of paint, and stairwells that are tall and narrow. Plaster cracks differently from drywall, so the prep is filling and taping, priming the repairs, and then paint. The Central Avenue stairwell was two floors of walls, ceiling, trim and doors in white, with the railing and spindles picked out in black. The Colborne Street job was a basement bathroom with panelling and shiplap, which takes a different primer than bare drywall.

The 1970s and 1980s subdivisions. Westmount, Westminster, White Oaks, Glen Cairn and the streets off Hamilton Road were built with oil-based trim, wainscoting in the front rooms and ceilings that have had forty years to crack. Latex over old oil peels unless the trim is scuffed and primed first, so we check before we quote. The Tamarack Crescent job was three rooms, the entryway and the staircase, with ceiling and wall repairs and the wainscoting repainted. The owner's review is below.

These are also the neighbourhoods with pressure-treated decks that have gone grey. The Renny Crescent deck had never been coated and had moss and stains in the wood; it was cleaned, sanded three times and stained a semi-transparent grey. The Rosewood Avenue deck and front porch were stripped back and refinished.

Newer builds. North of Sunningdale and in the newer pockets of the east end, the houses came with builder-grade flat paint and front halls that go up two storeys. The first proper repaint is the one that makes them feel finished: a washable eggshell on the walls, a flat ceiling, crisp trim. Front halls with very high ceilings need planks and staging, not a stepladder, and that is part of the quote. The Skyline Avenue job was a front hall like that, plus the garage doors and front door prepped, primed and painted in exterior-grade paint so they hold up to the weather.

Condos, rentals and moves. A condo on Hamilton Road got its whole interior done. A rental on Commissioners Road got its ceilings. A house on Bonaventure Drive got a full repaint plus deck board and stair repairs before it was listed, and a new house on Carlyle Drive was painted top to bottom before the family moved in. Landlords, realtors and new owners get the same written quote as everyone else.

Painting Services in London

We do the same work in London that we do everywhere else.

  • Interior painting: walls, ceilings, trim, doors, closets, stairwells and basements, one room or the whole house. A washable eggshell on walls, flat on ceilings, enamel on trim.
  • Exterior painting: siding, fascia, soffits, window and door trim, front doors, garage doors, porches and railings.
  • Deck and brick staining: decks, gazebos, fences and railings, plus brick staining for exteriors and fireplaces.
  • Cabinet painting: kitchen and bathroom cabinets sprayed for a smooth, hard finish.
  • Drywall and plaster repair, popcorn ceiling removal, wallpaper removal and colour help come with the work when you need them.

How a London Estimate Works

We come to the house, walk the rooms or the exterior with you, measure, and ask what you want the finish to look like. You get a written quote with the scope spelled out line by line.

If you go ahead, you pick colours and we book the days. Furniture gets covered in place, floors get protected, and you get a walk-through with us before we leave.

What London Homeowners Say

Every review on our Google profile is from a real customer. These five are all from London homes.

We are totally impressed with Charlie and his team. Our deck had stains and moss growing on it. They cleaned it, then sanded 3 times to get the stains out and another cleaning. Then did a great job with stain we selected. The guys are very friendly and hard workers.

Theresa S., deck, Renny Crescent

Had a great experience with these guys. Super professional and helpful all around. They did a wonderful job stripping, sanding and refinishing our deck and front porch. I attached a few pictures, before and after, for reference. Highly recommend. Thanks again guys!

Stefan W., deck and front porch, Rosewood Avenue

The paint job done by Mill Pond Painters was lovely. I had three rooms, entry way, and stair case done for a very fair price. Repair work to the ceiling and walls have made out 45 year old home look brand new. I highly recommend them.

Jennifer D., three rooms, entryway and staircase, Tamarack Crescent

So incredibly impressed with my finished product, thank you for making my vision a reality! They made sure I was 100% happy with the paint job at my new home and completed everything so quickly. Charlie was always in contact throughout and Paul and Jon did a fantastic job!

Carolyn C., new-house interior, Carlyle Drive

Mill Pond did a great job with my exterior paint job. Charlie was extremely professional and explained everything clearly. The end result looks great and the price was reasonable. Highly recommend!

Tamara M., exterior, Colonel Talbot Road

London Painting Questions

Do you cover all of London or just the east side?

All of it. Dorchester sits east of the city on Hamilton Road, so the east end is the shortest drive, but Westmount, White Oaks, Lambeth, Old North and the streets north of Sunningdale are all on the list above, and Byron, Oakridge, Hyde Park and Masonville are the same trip.

My house is a century home in Old North or Woodfield. Can you work on plaster?

Yes. Plaster gets filled and taped where it has cracked, the repairs get primed so they do not flash through the finish, and then it gets painted. The tall, narrow stairwells in these houses need proper staging, and we bring it.

Is lead paint a concern in older London homes?

It can be. Houses built before 1980 may have lead paint under the newer layers, most often on trim and doors. We take that into account when sanding and scraping older woodwork, keep the dust down, and tell you if a surface should be tested before heavy prep.

Can you paint a two-storey foyer or an open stairwell?

Yes. They come up in the newer subdivisions and the century homes alike. It is a question of ladders, planks and staging, which is why a tall space is priced from a look in person rather than a photo.

Do you stain decks in London?

Yes, roughly May through early October, and the forecast decides more than the calendar. Stain needs dry wood, a dry day and a dry night after. Our guide on when to stain a deck in Ontario covers temperature, humidity and timing.

Do you paint rentals and houses that are about to be listed?

Yes. Ceilings in a rental, a full repaint before a listing, a new house before move-in: all of those are on the list above. The quote is written the same way whether you live in the house or not.
